Roof System: Replacement – Modified Bitumen Roof System

Project Scope of Work:

  • Conduct a thorough roof analysis of the existing built up roof with the owner's representative to determine the condition of the existing roof system and an appropriate course of action that meets with the client's needs.
  • Remove existing BUR roof system to the existing light weight concrete deck.
  • Replace wet and damaged lightweight concrete deck system.
  • Install new mechanically attached base sheet and hot asphalt adhered insulation system. Install base sheet and multiple plies of glass membrane covered in a high performance modified bitumen mineral surfaced cap sheet all adhered in hot asphalt.
  • Installed multiple plies of base flashing covered in a high performance modified bitumen mineral surfaced cap sheet all adhered in hot asphalt.
  • Install new wood blocking and custom coping system.

Project Intent:

  • While renovating this section of the building, numerous areas of deteriorated metal deck were uncovered. After examination it was determined that the lightweight weight fill was damaged in large areas so a complete removal of the existing roof system was needed. The lightweight concrete fill and concrete deck was repaired or replaced.
  • The internal parapet walls were also retrofitted with wood sheathing and blocking to absorbed movement from the precast concrete panels and provide a good substrate to attach the new membrane flashings and pre-manufactured coping system.
